Auckland Market Update: Autumn 2026

After a quieter summer, the Auckland market has found a more confident rhythm heading into winter. If you've been watching from the sidelines, here is where things sit and what it means whether you are buying or selling.
More choice for buyers
I am seeing noticeably more stock than in February. That is good news if you are buying: you've got room to compare, negotiate, and take a considered approach rather than rushing into a fear-of-missing-out decision.
For sellers, it raises the bar on presentation. When a buyer has six homes on their shortlist instead of two, the property that's styled, photographed, and priced sensibly is the one that gets the second viewing.
Interest rates and confidence
With borrowing costs off their peak, buyers have come back. Open home attendance is up on this time last year, and more of the enquiries I take are finance-ready rather than exploratory.
The buyers are there. They are fussier than they were, and they reward homes that feel move-in ready.
What's selling well
- Family homes in established suburbs with good school zones continue to attract competition.
- Low-maintenance townhouses are popular with downsizers and first-home buyers alike.
- Anything genuinely renovated is outperforming "project" homes, where buyers are nervous about build costs.
My advice this season
