Five Things That Add Real Value Before You Sell
By Phillip Haeder
When sellers ask what they should do before going to market, they are usually braced for a long, expensive list. A handful of considered improvements usually does more for your sale price than a costly renovation. Here are the five that consistently pay off.
1. Declutter ruthlessly
Buyers need to picture their life in the home, not yours. Pack away the surplus, books, appliances, half the wardrobe. A room with space around the furniture photographs better and shows better.
2. Fix the small, obvious things
That dripping tap, the scuffed skirting, the door that doesn't quite latch. Individually they are nothing. Together they read as deferred maintenance, and buyers price that worry into their offer.
3. Style for your buyer
Professional staging is one of the highest-return decisions most sellers make. Even light styling, fresh linen, a few plants, the right lamp, lifts a home from "lived in" to "I want to live here."
Presentation is not about hiding flaws. It is about helping the right buyer see themselves there quickly.
4. Get the entrance right
First impressions form at the gate. A tidy path, a planted pot, a clean front door and a working doorbell set the tone before anyone steps inside. Kerb appeal is cheap and it works.
5. Price with the market, not your hopes
The most expensive mistake in real estate is over-pricing at launch. Homes that start too high go stale, then sell for less than if they had been priced sharply from day one. I will bring you comparable sales and the reasoning behind the number at your appraisal.
If you are weighing up a sale this year, book a free appraisal and I will give you a view of where your home sits and what is worth doing before we launch.
